Privacy Policy
This Privacy Policy explains how LGM Property Tax, a service of LGM Management LP, collects, uses, and protects information about you when you use our website and services. We have written this policy in plain English. If anything is unclear, please contact us using the information at the end of this document.
We do three things with information about you. We use it to do the work you have hired us to do. We protect it. And we hand it back when you ask for it, or delete it when you ask us to. We do not sell information about you, and we do not let advertisers use it to market to you or build a profile of you. We do use a measurement tool to learn whether our own ads work, which we explain in this policy. Beyond that, we use information about you only to serve you.
This policy applies to homeowners in every jurisdiction we serve in the United States. The principles are the same everywhere. Where state law gives you additional rights, we extend those rights to everyone we serve, regardless of where you live.
1. Who We Are
LGM Management LP is a Delaware limited partnership. We do business under the name LGM Property Tax. Our business is helping homeowners appeal property tax assessments they believe to be too high.

2. What Information We Collect
Information you give us
When you use our service, you give us the detailed information required for us to prepare your appeal package and to communicate with you about it. The exact items vary by jurisdiction, because different states and counties require different information to support a property tax appeal. The categories you can expect us to ask for include:
- Your name.
- Your email address.
- Your mailing address, if it is different from the property address.
- A phone number. Some jurisdictions require a phone number on the appeal filing, in which case you will need to provide one. In other jurisdictions a phone number is optional.
- The address of the property you are asking us about.
- The jurisdiction's identifying number for the property, sometimes called a Property Index Number, Parcel Number, Account Number, or Property ID, if you know it.
- Basic facts about the property, including its type (single-family residence, condominium, and so on), its size, and any features that affect its valuation.
- The current assessed value or appraised value the jurisdiction has placed on the property, if you know it.
- A photograph of the property, if your jurisdiction requires one for the type of appeal you are filing.
- Information about why you believe the assessment is too high, including any condition issues or other facts that support your appeal.
- Payment information, when applicable, handled directly by our payment processor (we do not see your card details).
- Any additional information you choose to share with us in messages or comments.
Information we collect automatically when you visit our website
We collect technical information when you visit our website. This includes your IP address, the browser and device you are using, the pages you visit, and the time and date of your visit. This information helps us understand how our website is being used so we can make it better. We use a standard web analytics service for this purpose, configured to minimize the information collected to what we need.
Information we collect from public records
We use public property records published by county assessors, boards of review or equivalent bodies, and similar public agencies in the jurisdictions we serve. These records include information about properties and their assessed values. The information is already public and we are not collecting it from you.
Information we do not collect
We do not collect your Social Security Number. We do not collect your driver's license number. We do not collect your financial account numbers (your payment processor handles those directly without sharing them with us). We do not collect your medical information. We do not collect your biometric information. We do not collect your precise geolocation (we collect only the approximate location implied by your IP address, used for analytics). We do not collect information about your race, ethnicity, religion, union membership, or sexual orientation. We do not collect information from any source we have not described in this policy. If you provide any of this information to us by accident, we will delete it.
We do not knowingly collect any information from anyone under the age of 13. We do not knowingly collect any information from anyone under the age of 16 in states that extend protection to that age (currently California and several others). See Section 10 for our complete approach to children.
3. How We Use Information About You
We use information about you only for these purposes:
- To run a free screening on the property you have asked about.
- To prepare the appeal package you have hired us to prepare.
- To deliver the appeal package to you.
- To communicate with you about your matter, including reminders, instructions, status updates, and answers to your questions.
- To process payments through our payment processor when applicable.
- To monitor the public record for the outcome of your appeal.
- To deliver follow-up materials such as a next-level appeal package, when applicable.
- To improve our service based on your feedback.
- To comply with our legal obligations.
We do not use information about you for any other purpose without your permission. We do not use information about you to market other products to you, to share with affiliated businesses, or to enrich any data set we sell or share. We use it to serve you.
There is one exception to how we use your contact information, and it is one you control. If we screen your property and find we cannot help you this year, we will not use your contact information to market to you. The only message we will send is a reminder, and only if you ask us for it. If you opt in, we will send a single reminder when your filing window next opens. If you do not opt in, we send nothing. You can change your mind at any time by replying to any message from us.
4. Who We Share Information With
We share information with three groups: service providers, government entities when you direct us to, and law enforcement when required by law.
Service providers
We use third-party service providers to operate our business. We share information with them only to the extent they need it to provide their service to us. Our service providers operate under written contracts that include the following specific obligations:
- They may only use your information for the purpose we hired them for.
- They must protect your information using security measures appropriate to its sensitivity.
- They must notify us promptly of any security incident affecting your information.
- They must return or destroy your information when our relationship with them ends.
- They must not disclose your information to anyone except as we direct or as required by law.
We review our service providers' security practices at least annually, and additionally whenever we materially change a provider's role or whenever a provider notifies us of a security incident. If a provider can no longer meet these obligations, we end the relationship and remove your information from their systems.
Our service providers fall into the following categories. We use one provider in each category at any given time, and we may change providers from time to time without updating this policy when the function does not change:
- A payment processor that handles your payment information. We do not see your card details. The payment processor handles those directly.
- An email service provider that delivers our communications to you.
- A web hosting provider that runs our website.
- A cloud storage provider that stores our working files.
- A web analytics provider that helps us understand how the website is being used.
- An advertising measurement provider, currently Google, that helps us understand which of our online ads led people to our website and to a paid order. We use this provider only to measure how well our own ads work. We do not use it to target ads at you.
- A customer support provider, where one is used, that helps us respond to your questions.
Government entities
In most cases, you file your appeal yourself through the appropriate portal or process for your jurisdiction. When you upload the appeal package we have prepared, you are sharing that information with the relevant government body. That is your action, not ours. We will transmit your information to a government entity on your behalf only when both of the following are true: (a) the jurisdiction allows a service like ours to file on the homeowner's behalf, and (b) you have given us specific written authorization to do so for your particular filing. Otherwise, we do not transmit your information to any government entity except as required by law.
Law enforcement and legal process
We will disclose information to law enforcement or other government authorities when we are legally required to do so, such as in response to a valid subpoena, court order, or warrant. If we receive such a request and are not prohibited from telling you, we will notify you so you have the chance to object.
What we do not do
We do not sell your information to anyone, for any purpose. We share a limited amount of data with Google to measure how well our own ads work, described in Section 7. We do not share your information for any other advertising purpose, and we do not let anyone use it to target ads at you.
We do not share your information with advertisers so they can market to you. The one exception is advertising measurement. We share limited data with Google so we can tell which of our own ads worked, as described in Section 7. We do not let Google or anyone else use that data to build a profile of you or to target ads at you across other websites.
We do not share your information with data brokers.
We do not share your information for marketing purposes other than our own communications to you.
We do not use your information to target advertising at you, and we do not engage in cross-context behavioral advertising. Measuring whether our own ads led to a sale is not the same as targeting ads at you, and we do not do the latter.
We do not engage in profiling that produces legal or similarly significant effects.
We do not transfer your information outside the United States.
5. How Long We Keep Information
We hold information about you only as long as we need it. We use the following retention periods:
- Customer matter records (including the appeal package, communications with you about it, and the outcome) are kept for as long as you are a customer and for seven years after your last interaction with us. The seven years reflect that property tax appeals can have multi-year tails (including next-level proceedings and follow-up reassessment cycles) and that we may need records to honor our money-back guarantee and to respond to your questions over time.
- Free-screening records, where the screening did not lead to a paid engagement, are kept for two years.
- Website analytics data is kept for thirteen months.
- Payment records are kept for the period required by law for financial records (typically seven years).
- Communications you send us through general contact channels are kept for two years after the matter they relate to is closed.
After the retention period, we securely dispose of information that is no longer needed. Secure disposal means deletion from electronic systems using methods that prevent unauthorized reconstruction, and shredding of any paper records. We dispose of information held by our service providers according to the same standard when our relationship with the provider ends.
If you ask us to delete information about you sooner, we will do so within 45 days, unless we are legally required to keep it. We will tell you what we have deleted and what we have kept and why.
6. How We Protect Information
We maintain a written information security program designed to protect information about you. The program is overseen by a designated individual at our company who is responsible for information security. We review and update the program at least annually and after any material change to our business, technology, or risk environment.
Specific safeguards
Our information security program includes the following safeguards:
- Access controls that limit employee and contractor access to your information on a need-to-know basis.
- Encryption of your information in transit between our systems and your device, and encryption of your information at rest in our storage systems.
- Multi-factor authentication for access to systems that hold customer information.
- Logging and monitoring of access to systems that hold customer information.
- Regular testing of our security measures.
- Personnel training on information security and on how to handle your information.
- Oversight of our service providers, including the contractual obligations described in Section 4 and the annual review of security practices described there.
- Secure disposal of information that is no longer needed, as described in Section 5.
Incident response
We maintain a written incident response plan. If a security incident affecting your information occurs, we will follow the plan to contain the incident, assess what happened, and notify you and the relevant authorities as required by law. We will tell you what happened, what we are doing about it, and what you can do. We will provide notice without unreasonable delay and within any timeframe required by applicable law.
Honest limits
We are honest about the limits of what we can promise. No security system is perfect. Our commitment is to use reasonable security measures appropriate to the size and complexity of our business and to the sensitivity of your information, and to be honest with you if something goes wrong.
Protection against pretexting
We do not use false pretenses, fraudulent statements, or deceptive practices to obtain information about you or about anyone else. We prohibit our personnel and our service providers from doing so. If you receive a communication that claims to be from us but seems suspicious, please contact us using the verified contact information in Section 12 to confirm whether it actually came from us.
7. Cookies and Tracking Technologies
Our website uses cookies and similar technologies. Cookies are small text files stored on your device when you visit a website.
Essential cookies
Essential cookies are required for our website to function. They cannot be disabled.
Analytics cookies
We use a standard web analytics service to understand how our website is being used. The service is configured to minimize information collected. You can opt out of analytics through your browser settings, by enabling a Global Privacy Control signal in your browser, or by sending us an email request.
Advertising and conversion measurement cookies
When we run online ads, we use Google Ads conversion tracking to measure whether those ads work. This sets cookies on your device through Google's tag. We use it for one purpose only, which is to learn which of our ads led someone to screen a property and to place a paid order, so we do not waste money on ads that do not help homeowners.
Here is exactly what we share with Google for this measurement. When you arrive from one of our ads, your browser carries a click identifier that Google created. If you then complete a screening or place an order, we report that event to Google along with that identifier, and for a paid order we also report the order value. To improve the accuracy of this measurement, we send Google a hashed version of your email address. Hashing turns your email into an irreversible string of characters. We never send your email address in a form that Google or anyone else can read, and Google is contractually limited in how it may use this data.
We use this only to measure our own advertising. We do not use it to target ads at you, to follow you across other websites for advertising, or to build a marketing profile of you. You can decline these cookies, as described below.
What we do not do
We do not use advertising cookies to target ads at you or to track you across other websites. The only advertising cookies we use are the conversion measurement cookies described above, and only to measure whether our own ads worked.
We do not track you across other websites to build an advertising profile.
We do not sell cookie information to anyone. The only cookie information we share is the advertising measurement data described above, shared with Google solely to measure our own ads.
Your choices about cookies
When you first visit our website, you will see a short notice about cookies. You can accept or decline the advertising and analytics cookies. We use Google Consent Mode, which means that if you decline, the advertising and analytics cookies do not load and Google is told not to use cookies for your visit. Essential cookies remain, because the website cannot function without them. You can also change your choice later, or opt out through your browser settings or a Global Privacy Control signal.
Do Not Track and Global Privacy Control signals
Some browsers send a Do Not Track signal. There is no industry standard for how websites must respond to that signal, but we treat it the same way we treat Global Privacy Control. When we receive either signal from your browser, we do not load analytics or advertising cookies on your visit, and we treat the signal as a valid opt-out of any sharing for which we would otherwise be required to offer an opt-out under state law.
8. Your Rights
You have rights regarding information about you. These rights are set by state law and vary by where you live. We extend the full set of rights described below to everyone we serve, regardless of where you live. If you live in a state without a comprehensive consumer privacy law, you have the same rights from us that you would have if you lived in California or any of the other named states.
Rights we extend to everyone
- The right to know what information we have about you, and the right to know the categories of information we have collected, the sources we collected it from, the purposes we use it for, and the categories of third parties we have shared it with.
- The right to receive a copy of the information we have about you in a structured, commonly used, and machine-readable format.
- The right to correct information about you that is inaccurate.
- The right to ask us to delete information about you, subject only to legal record-keeping requirements.
- The right to opt out of any communications other than those directly required to deliver the service you have hired us for.
- The right to opt out of the sale or sharing of your personal information. We do not sell your information. The only sharing we do for advertising is the conversion measurement described in this policy, and you can opt out of it by declining the advertising cookies or emailing us.
- The right to opt out of profiling that produces legal or similarly significant effects. We do not engage in this kind of profiling.
- The right to limit the use and disclosure of sensitive personal information. We do not collect sensitive personal information as defined by state privacy laws; if we did, you would have the right to limit our use and disclosure to what is necessary to provide the service you have asked for.
- The right to appeal a decision we make about your request.
- The right to non-discrimination for exercising any of these rights.
- The right to file a complaint with us or with a regulator.
How to exercise your rights
Send an email to our privacy contact address. Tell us what you would like us to do. We will respond within 45 days, with a possible extension of up to 45 additional days if we need more time to verify your request or to process it. If we extend, we will tell you why and when you can expect a response.
We may need to verify your identity before we act on your request. We will only ask for information necessary to confirm that you are who you say you are. We will not require you to create an account with us in order to make a rights request.
If you ask us to act on someone else's behalf, you must provide that person's written authorization and reasonable proof of your authority to act for them. We may verify directly with the person whose information is involved before we act. We will not act on an unverified third-party request.
If we cannot fulfill your request
If we cannot fulfill your request in whole or in part, we will tell you why and what your options are. You may appeal our decision by replying to our response within 60 days. You may also file a complaint with your state attorney general's office, or with the California Privacy Protection Agency if you are a California resident.
We will not discriminate against you
We will not discriminate against you for exercising any of these rights. You will continue to receive the same service at the same price. We will not deny you the service, change the price, or change the quality of what we deliver to you. We do not offer financial incentives in exchange for the collection, sale, or retention of personal information.
9. California Residents
California law requires us to provide additional information to California residents. Most of this information is also provided above and applies to everyone we serve, not just California residents.
Categories of personal information we have collected in the past 12 months
- Identifiers, including your name, email address, mailing address, and IP address.
- Information described in Cal. Civ. Code Section 1798.80(e), including your name, postal address, and telephone number if you provide one.
- Internet activity information, including pages you visit on our website.
- Geolocation information, limited to the approximate location derived from your IP address.
- Other information you choose to share with us in messages or comments.
We have not collected, in the past 12 months, any of the following categories: characteristics of protected classifications under California or federal law, commercial information beyond what you tell us about your property, biometric information, sensory information, professional or employment-related information, education information, or inferences drawn from any of the above.
Sensitive personal information
We do not collect sensitive personal information as defined by the California Consumer Privacy Act. The categories of sensitive personal information we do not collect include: Social Security number, driver's license number, state identification card number, passport number, account login or financial account credentials, precise geolocation, racial or ethnic origin, religious or philosophical beliefs, union membership, contents of mail or messages other than what you send us directly, genetic data, biometric information, health information, and information about your sex life or sexual orientation.
Sources of personal information
- Directly from you when you provide it.
- From your interactions with our website.
- From public property records published by county assessors, boards of review or equivalent bodies, and similar public agencies in the jurisdictions we serve.
Business and commercial purposes for which we use personal information
We use personal information for the purposes listed in Section 3 of this policy, which include providing the service, communicating with you, improving the service, and complying with legal obligations. We do not use personal information for any other purpose.
Categories of personal information disclosed for a business purpose
We disclose identifiers and contact information to the service providers described in Section 4. We do not sell any category of personal information. The only category we share for advertising is the conversion measurement data described in Section 7, used solely to measure our own advertising.
Sale and sharing
We do not 'sell' personal information as that term is defined by the California Consumer Privacy Act. We use Google Ads to measure our own advertising, as described in Section 7, which involves sharing a limited amount of data with Google. A California resident who wants to exclude their data from this measurement can decline the advertising cookies or email us, and we will honor a Global Privacy Control signal as an opt-out.
Shine the Light disclosure
California residents may request information about our disclosures of certain personal information to third parties for direct marketing purposes during the prior calendar year. We do not make such disclosures.
Notice of Financial Incentive
We do not offer financial incentives or price differences in exchange for the collection, sale, or retention of personal information.
10. Children
Our service is not directed to children, and we do not knowingly collect information from children.
We do not knowingly collect information from anyone under the age of 13. If we learn that we have collected information from a child under 13, we will delete it promptly.
In states where law extends protection to anyone under the age of 16 (currently California and several others), we also do not knowingly collect information from anyone under 16. If we learn that we have collected information from a person under 16 in those states, we will delete it promptly.
If you believe we have information about a child, please contact us. Property tax appeals are filed by adult property owners; minors are not in our intended audience.
11. Updates to This Policy
We may update this policy from time to time. When we do, we will update the Last Updated date at the top of this document. If we make material changes that affect your rights or how we use your information, we will notify customers by email and post a notice on our website at least 30 days before the changes take effect. We will not retroactively apply material changes to information collected under a prior version of this policy without your consent.

13. How We Hold Ourselves to This Policy
This policy contains a number of operational commitments: a written information security program, an annual review cycle for service providers, a designated person responsible for security, incident response plans, retention schedules, deletion turnarounds, and others. We track each of these commitments in a separate internal document so we actually do what we say we do. The document records who is responsible, what evidence shows the commitment is being met, and when each commitment was last verified. We update it on the cadence each commitment requires. We will share an attestation of compliance status on request from a customer or a regulator.
